This project was originally conceived as a structural steel office building with concrete core and foundations, but Adjustable worked with General Contractor Power Construction and Structural Engineer WSP to explore alternate structural schemes that would be more efficient. The result was a simplified core approach that yielded owner Trammel Crow significant savings.
Targeting the structural and aesthetic program of other recent Adjustable projects in the Fulton Market neighborhood, Adjustable will be placing the 32,000 square foot typical floorplates monolithically on an 8-day cycle. This results in several benefits to the client: a quicker turnover, a consistent and joint-free exposed concrete ceiling, and the elimination of supplemental construction joint rebar and post-tensioning.
